The Montgomery County Transfer/Recordation Office (in the Department of Finance, Division of Treasury) uses Simplifile, an electronic filing of legal documents and collection of Transfer tax and Recordation tax without delay of waiting for the documents to be handled by an individual. It can be used to process simple purchase deeds, no consideration deeds, refinances, deeds of trusts, home equity loans, UCC financing statements (with and without consideration), easements, and rights of way.
Effective 10/1/2023 the Simplifile system will handle documents at the new rates of the Recordation Tax. If the document has not been uploaded into the Simplifile system prior to 9/30/2023 it must go directly to the Transfer Office for processing to receive the previous rates.
