Fees Regulated Under Rent Stabilization

The Rent Stabilization Regulation only allows the following fees for regulated units: application fees; late fees; pet fees and deposits; lost key fees; lock out fees; internet/cable fees; and parking fees. A landlord is not permitted to charge fees other than those listed within the Regulation unless a tenant opts into the service. If a regulated property has never charged a parking fee and wants to charge a fee after July 23, 2024, it must submit an application and be approved before assessing the fee.

A landlord of a regulated unit must not charge unapproved fees or exceed the current allowable limits.
